The Biggest Dock Mistakes I See Buyers Make at the Lake

After writing about the biggest mistakes I see buyers make—and how to actually choose the right property—I wanted to dig into one area that causes more frustration than anything else at the lake:

the dock.

Because this is where a lot of buyers think they’re fine…
until they actually start using it.

And once you’re in it, most of these problems aren’t easy—or cheap—to fix.


1. Assuming the Dock “Just Works”

A lot of buyers walk out onto a dock and think:

“Yeah, this looks good.”

But they’re not thinking about how they’re actually going to use it.

  • Does their boat actually fit the slip?
  • Is there enough room to maneuver?
  • Does the layout make sense for how they’ll tie up, load, and unload?

It’s easy to overlook this during a showing—especially if the water is calm and you’re not trying to dock anything.

But once you actually start using it, small mismatches become obvious fast.

A slip that technically fits your boat might still be difficult to get in and out of. A layout that looks fine on paper might not work well when you’re loading people, gear, or dealing with other boats around you.

And unlike furniture or finishes, this isn’t something you can easily adjust after the fact.


2. Not Understanding Permit Limitations

This is one of the biggest ones.

At Lake of the Ozarks, docks are tied to permits—not just the property.

That means:

  • You can’t always expand it
  • You can’t always add slips
  • You can’t always change the layout

A lot of buyers assume they’ll “just modify it later.”

Sometimes you can.
A lot of times… you can’t.

And even when changes are allowed, they often come with:

  • restrictions
  • approval timelines
  • added cost

I’ve seen buyers purchase a property expecting to reconfigure the dock, only to find out later that what they had in mind wasn’t possible under current regulations.

3. Ignoring Water Conditions

Not all water is the same—even on the same lake.

A dock on the main channel:

  • gets more traffic
  • more waves
  • more movement

A dock in a cove:

  • calmer water
  • easier use
  • less wear and tear

Neither is “right” or “wrong”—but they feel very different when you’re actually using them.

What catches buyers off guard is how much this affects day-to-day use.

A dock that looks great on a calm day can feel completely different during peak traffic. More movement means more effort to dock, more wear on equipment, and less comfort when swimming or relaxing.

It’s one of those factors that doesn’t show up in photos—but it shows up every time you’re on the water.

4. Overlooking Electrical and Safety

This one gets ignored more than it should—and it’s not just about inspections or financing.

Older or improperly wired docks can create a real hazard in the water, especially around swimming areas. Faulty electrical setups can energize the water around a dock, creating the risk of electric shock drowning—something most buyers don’t even realize is a possibility until it’s explained to them.

Beyond safety, outdated electrical can also:

  • fail inspection requirements
  • limit upgrades
  • create unexpected repair costs

And once you own it, it becomes your responsibility to bring it up to current standards.

5. Underestimating Dock Access (Land and Water)

This might be the most overlooked issue of all.

Most buyers think about getting down to the dock:

  • steep lots
  • long staircases
  • tram systems

But just as important is getting to your dock on the water.

If your slip is positioned in a way that requires weaving through multiple docks, tight coves, or awkward angles, that directly impacts:

  • the size of boat you can realistically handle
  • how easy it is to get in and out
  • how often you’ll actually want to use it

I’ve seen setups where buyers technically had the space for a larger boat—but getting in and out of the slip made it impractical.

What looks simple on a calm showing can feel very different when you’re navigating it regularly—especially on busy weekends.

6. Thinking “I’ll Fix It Later”

This is where a lot of small assumptions turn into bigger problems.

When buyers are walking properties, it’s easy to look at something and think:

“That’s not perfect, but I can deal with it later.”

But here’s the reality—most people aren’t coming to the lake to take on projects.

They’re coming to:

  • relax
  • get on the water
  • spend time with family and friends

Not to spend weekends figuring out dock modifications, dealing with contractors, or navigating permit restrictions.

So those “small” things:

  • awkward dock layout
  • electrical issues
  • difficult access
  • tight maneuvering

…get pushed off.

And they stay small—until they don’t.

Because once you’re actually using the property, those inconveniences show up every time you go out. And at that point, fixing them is usually more complicated, more restricted, and more expensive than expected.


The Bottom Line

Most dock issues don’t show up when you’re walking through a property.

They show up after you’ve already bought it—and start trying to actually use it.

And at that point, your options are usually more limited than you expected.

The goal isn’t just to buy something that works on paper—it’s to buy something you’ll actually enjoy using.
